FIBERGLASS DECK PAINT - UPDATE OCTOBER 4, 2017

On Monday the decks were cleaned, Tuesday primed and today painted.  With this perfect weather, the decks will be ready for use on Saturday, so please reframe from using and placing furniture on the fiberglass decks until then! Other areas requiring touchup where old deck rails attached to the cedar shakes will be complete prior to the weekend as well.


FIBERGLASS DECK PAINTING - UPDATE SEPTEMBER 29, 2017

Management just received notice from KC Painting that the remainder of the decks (fiberglass) will be cleaned and sealed / painted on Monday, Tuesday and Wednesday of next week (October 2 – October 4). The contractor has asked that everything be removed off the “fiberglass” decks. If you are not down this weekend perhaps a good neighbor can assist you, otherwise the contractor will move, as they have provided us with last minute notice.

During this project, those areas of cedar board that need to be touched up on ALL decks where the prior old wooden rails attached to the building will also be painted.  However, furniture on the wooden decks will not interfere with this process.

Should we have bad weather on any of the scheduled days, the project will move forward one day for each day of bad weather.


DECK POWERWASHING & SEALCOATING - UPDATE JUNE 27, 2017

By now I hope all residents are enjoying their decks. Residents on the south side of the building have mutually agreed to have the fiberglass decks primed and painted immediately after Labor Day. KC Painting has been advised to place the completion of this job in their calendar. I am expecting to have a final walk through with National Contractors next week, where remaining issues will be evaluated and scheduled to be completed as well.


DECK POWERWASHING & SEALCOATING - UPDATE JUNE 22, 2017

KC Painting has determined the front entrance is dry and available for use.  Residents may now enter and exit the Ocean Avenue front door once again. Second floor wooden decks will need one more day to completely dry. Furniture may be placed back on the second floor wooden decks Saturday, June 24, 2017. First and third floor decks are available for use now.

Availability of the epoxy product for the fiberglass decks has caused a delay. Residents with fiberglass decks may immediately place outdoor furniture back onto the fiberglass deck. Efforts to schedule the application of a primer and product to the fiberglass decks are underway. We will keep you advised.


DECK POWERWASHING & SEALCOATING - UPDATE JUNE 20, 2017

The 2nd floor deck was final coated with Penofin sealant today - so all decks are done. The 1st and 3rd floor decks are dry and the 2nd floor should be dry by Saturday. The Ocean Avenue front entry area was also sealed today.  Residents should use the side entrance until Thursday, when KC Painting will check on status of the drying and remove signage if applicable.

Management is waiting for a start time of the painting of the fiberglass decks.  Once the schedule is set by the contractor, we will advise.


DECK POWERWASHING & SEALCOATING - UPDATE JUNE 16, 2017

As of yesterday afternoon, everything was completed with exception of the second floor deck. Weather today is rain and wooden elements of the mahogany deck need to remain dry for 24 hours.  Therefore, the project has come to a stop and will continue Monday, weather permitting.

KC Painting is meeting with a representative from Sherwin Williams for the fiberglass deck. This segment of the project will also continue next week.

If decks are dry and NOT tacky, they may be used this upcoming weekend. However, please remove items Sunday evening to allow the project to continue.


DECK POWERWASHING & SEALCOATING - JUNE 12, 2017

Please be advised, KC Painting will begin powerwashing and sealing of all decks on Monday, June 12, 2017.  KC Painting plans to begin powerwashing the decks on Monday and once dry, will sealcoat the decks.  Therefore, all residents are asked to remove all items from the deck surfaces by 8AM Monday morning June 12, 2017.  If items cannot be stored within your condominium unit, you may temporarily place them in the basement for the duration of the project.  Updates of progress will be provided via the Association’s website oneoceanave.com

In case of bad weather, the schedule will be moved forward one business day for each day of bad weather.

Landlords, please inform your tenants of the requirements.

UPDATE: MAY 26, 2017 - DECK REPLACEMENT PROJECT

Installation of the recessed lighting was completed this week. The project is complete with the exception of some touch up and punch list items that are being addressed. The decks are ready to be enjoyed for the Memorial Day weekend! Management is in the process of scheduling painting of the deck columns and powerwashing and sealing the decks. Once a date is established, management will advise. Have a safe and happy Memorial Day weekend!


UPDATE: MAY 17, 2017 - DECK REPLACEMENT PROJECT

The project is coming to an end! New soffit is in the process of installation, to be followed by placement of the new LED recessed lighting. The project will be complete, with the exception of a few punch list items, by the beginning of next week. All decks are expected to be ready for your enjoyment Memorial Day Weekend! KC Painting is scheduled to powerwash all the decks and seal the wooden decks in June 2017. At that time, KC Painting will also paint all the columns of the decks.



UPDATE:  APRIL 28, 2017 - DECK REPLACEMENT PROJECT

New gutters and downspouts have been installed. Maintenance free lattice is in the process of being installed. Soon, soffits will be installed, to be followed by the new lighting trim kits. All is moving forward in a very positive way. 



















 

 


UPDATE:  APRIL 19, 2017 - DECK REPLACEMENT PROJECT

The Deck Restoration Project continues to move forward. Nice Electric will be onsite Thursday and Friday (April 20-21) installing new recessed lighting on the decks. A definite date of completion cannot be provided, but the target date is May 1, 2017. KC Painting was contacted after the last meeting and a proposal to powerwash and seal the decks should arrive soon. Despite all that is going on and planned, best efforts to move forward with landscaping are being made, as well. 














UPDATE:  MARCH 17, 2017 - DECK RESTORATION PROJECT

A beautiful day in Ocean Grove and hopefully spring will arrive next week! Installation of the new railing system has begun and the overall project is moving forward. Recently the Board selected Nice Electric to install the new exterior recessed lighting and efforts to coordinate installation are being made.














UPDATE:  MARCH 6, 2017 - DECK RESTORATION PROJECT

The project is progressing very nicely. The decks were raised a total of approximately six (6") inches back into place. All of the major structural components have been installed, including footings, new 6x6 posts, new posts under the first floor, all necessary framing, etc. The crew is now installing the remaining new stainless steel connectors. They have also begun the next phase, which is installing/reinstalling the aesthetic components. We don't have a delivery date for the railing yet, but it is expected to be soon.

Local Ocean Grove Fire: Fortunately, in my own opinion, the height of the LaPierre Condominium building saved structures east of the LaPierre building. Local hotels such as The Asbury Hotel have helped those who lost their homes. The Wonder Bar in Asbury this past weekend held a pet drive for needed pet supplies. The local Red Cross is accepting donations at www.redcross.org.

 












UPDATE:  FEBRUARY 14, 2017 - DECK RESTORATION PROJECT

The project continues to move forward despite snow last week and high winds yesterday.  New concrete footings were poured today and have passed inspection.  Securing the frame of the deck continues with possible lifting of the deck onto the new footings this Friday.  




























UPDATE:  JANUARY 26, 2017 - DECK RESTORATION PROJECT

With the storm behind us, work began yesterday as scheduled. Showers today have not stopped ongoing work.  A glance of the floor joist at the north east corner reveals the necessity of the project.

If you purchase new electronic devices, please remember the Neptune Township Department of Public Works no longer collects E-Waste curbside.

All Computers, Monitors, Laptops, Portable Computers, Televisions, Servers, Telecomm Equipment, Printers, Stereos, VCRs, DVDs, Cell Phones, Remotes, Etc. (anything with an electrical cord) must be dropped off at the Neptune Township Recycling Center located at 2201 Heck Ave, Neptune during the following hours:

Monday – Friday 8 am – 7 pm Saturday & Sunday 8 am – 3 pm

TVs & Computer Monitors  If the (CRT) picture tube is not smashed and is still intact with all components it will be accepted for disposal. Scrap parts from dismantled TVs / monitors, computers, etc. are not eligible for the Neptune Township E-Waste Recycling Program.

NOTE: It is illegal to dismantle E-Waste for parts unless you are a NJDEP permitted Class D Recycling Facility.

**This policy was enacted to protect our workers and the public from recycling thieves, who are breaking into electronic items at the curb, and leaving behind what may be considered a hazardous waste.  Please share this important information with your friends and neighbors.**

The Department of Public Works is open 6:30 am to 3:00 pm Monday thru Friday. The Recycling Yard is open seven days a week: Monday thru Friday 8:00 am to 7:00 pm. Saturday and Sunday 8:00 am to 3:00 pm. The Department and Yard are closed on legal holidays.

UPDATE:  JULY 22, 2016 -  DECK RESTORATION PROJECT

Last week, the Board of Directors executed an agreement with National Contractors. The agreement was drafted by legal counsel for the Association and National Contractors is currently in the process of obtaining permits to begin the deck restoration project. Updates will be posted as they occur.

UPDATE:  JULY 7, 2016

Take notice to the new parking signage recently installed by the Township of Neptune.  Parking is restricted as follows:

West Side of Ocean Avenue:  TOW AWAY ZONE - No Parking Friday 6:30AM - 8AM April 15 to October 15
East and North Side of Ocean Avenue:  TOW AWAY ZONE - No Parking Thursday 6:30AM - 8AM April 15 to October 15  

UPDATE:  MAY 23, 2016


The Board of Directors is currently reviewing proposals recently received for the deck repair project and a contractor selection is in the process of being made.  Some administrative work such as binding a contract, with the help of legal counsel,and a preconstruction meeting with the selected contractor will allow us to provide a schedule of the work to be completed.

 

Until then, please limit your time and the number of people on the wooden wrap around deck at the same time to a minimum.  While it is understood the residents want to enjoy the deck during the summer season, safety issues concerning the deck is the priority and the reason why this project is moving forward during the summer season.

UPDATE:  JANUARY 8, 2016


 

As was noted in the December 18, 2015 FWH Associates Deck Inspection Report, a temporary wall was installed at the third floor northwest corner of the deck. FWH Associates recommended supporting the roof at this location to temporarily relieve the load on the post.
